Permit Requirements for Logan County

A Logan County Building Permit is required for any construction, reconstruction, alteration, remodeling, or change of use on all dwellings, buildings, and structures within the unincorporated region of Logan County.  Logan County enforces the 2000 International Building Code, 2000 International Residential Code, 2000 International Plumbing Code, 2000 International Mechanical Code, and the 2000 International Fuel and Gas Code Please apply for a Building Permit at least 30 days before construction is scheduled to take place.  This is to insure the minimum setback requirements and prevent slowdowns during the project.  

One set of building plans must be submitted with the Building Permit application.  These plans should include a minimum of a Site map (Scaled, including all buildings, wells, septic systems, and access points on the Property), all floor plans, roof plan, and a Foundation plan.  8.5”x11” or 11’x17” drawings are preferred.  Modular and Mobile homes do not have to be placed on an engineered foundation.  Drainage plans must be presented when necessary.  FEMA regulations do not allow basements, within the 100-year flood plain.  Logan County also requires that any new construction within the 100-year flood plain be built 1’ above base flood elevation.  A certified elevation certificate will be required. 

INVOICES OR ESTIMATES OF ALL BUILDING COSTS AND MATERIALS, including ALL General Improvement costs, design fees, electrical costs, septic and plumbing costs, wood, concrete, nails, exterior finish, etc., must be submitted with a Building Permit Application.  This invoice (estimated cost of construction) should include all labor costs.  If the projected invoices can not be presented with the application, the permit technician can base taxes and fees from IBCO’s average building standards and valuation data.  Modular homes must submit their sales invoice or contract from the manufacturer.

Payment must be made before any construction takes place.  The permit fees, along with the county taxes on the building materials, must be paid in full before a permit can be issued.  In the circumstance that a Building Permit fee is not paid within 180 days or no construction has taken place, the permit application will become void and a new application will need to be submitted.  Your permit will be issued upon payment of that fee.  Checks should be made payable to Logan County.

Work without a Permit will not be permitted, without penalty.  In accordance to the 2000 International Building Code, Section 108, investigation fees of up to double the actual permit fee will be assessed. 

PLEASE NOTE that a Final Inspection and/or a Certificate of Occupancy will not be granted unless all conditions, stated above, have been met.  We would like to advise homeowners not to make final payment to their contractor until the Final Inspection has been made.  Please read the application carefully and fill it out completely, to insure a prompt and efficient building experience. 

Electrical Inspections in Logan County are performed by the State and the applicant must schedule those appointments by calling 1) Ron Davis, (970) 522-5433, or 2) Ed Linninger, (970) 522-5441 or 1-800-955-5770.  It is the sole responsibility of the Applicant to schedule these Inspections.  (We will provide an application upon request.)

Plumbing Inspections in Logan County are also performed by the State and the applicant must schedule by calling (970) 522-9241, or 1-800-955-5700 or faxing (970) 522-5615.  The State Plumbing Inspector's office hours for Logan County are Wednesdays ONLY from 9 to 10 AM.  It is the sole responsibility of the Applicant to schedule these Inspections.  (We will provide an application upon request.)
