Property Taxes

How are property taxes determined?

Property taxes are based on the property values set by the Assessor’s Office.

When are the taxes due:

You have your choice of paying the taxes in one payment or in two separate payments.  If you choose to pay all the taxes at once, the taxes are due by April 30th (deadline date).  If you choose to pay in two separate payments, the first half is due by the last day of February (deadline date), and the second half is due by June 15 (deadline date).

Do you accept postmarks?

Yes, we do accept United States Postal Service postmarks showing that the payment was mailed on the payment deadline date.

Is there a grace period for the payment dates?

No, the state statute does not allow a grace period.  If the payment is postmarked after the due date, a late charge is due.

What method of payment will you accept?

We accept cash, checks, money orders, cashier's checks or certified funds.  We do not accept credit cards or foreign checks.

What if my taxes are paid by a mortgage company?

Colorado law requires the County Treasurer to mail a notice of property taxes to each owner of record even though a mortgage company may be responsible for payment.  If your taxes are paid by a mortgage company, you may wish to mail a copy of your tax notice to your lender.  Also, your mortgage company should request payment information directly from this office.  Failure to receive a tax notice does not relieve the owner's responsibility or liability for paying taxes on time. 

What if I do not get a tax notice?

You are still responsible for paying your taxes, and will be charged late fees if not paid in time.  If you do not receive a tax notice by January 31, please contact our office and a duplicate bill will be sent to you.

Why didn't I get a tax notice?

There could be several reasons for not receiving a tax notice.  If you have moved and have not notified the Assessor's Office with a change of address or, if you have recently purchased the home.

What if my mailing address changes?

You are responsible for changing your mailing address with the Assessor's Office.

What is the charge if I am late on a payment?

By state statute a 1% late fee is charged for each month the property taxes are late (see Delinquent Interest Chart).

What happens if I do not pay my taxes?

The property taxes will be advertised in the local newspaper (see Delinquent Manufactured Home Taxes, Delinquent Personal Property Taxes or Delinquent Real Estate Taxes).

When is the tax sale held?

The tax sale is held around the middle of November (see Tax Lien Sale Information on how the tax sale is held).

Delinquent Real Estate Taxes

How long do I have before the property tax is advertised for tax sale? 

Real estate taxes are advertised for three consecutive weeks in October and November.  The advertising dates vary from year to year and it's best to pay before October 1st to avoid the advertising charge.

Do I have to pay more if my property is advertised?

Yes, there will be an additional advertising charge per each parcel that is advertised in the newspaper, a minimum of $10.00.

Do I lose my property if it goes through the tax sale?

No, you still have an additional three years before the tax sale buyer can apply for a deed to the property.  However, the interest rate determined for that year will accrue to the date of payment.  After three years from date of sale, if the tax sale buyer applies for deed to the property, the owner is notified and given a last chance to pay the taxes.

When is the last day to pay to keep the property out of tax sale?

You will need to pay on or before the day preceding the sale in order to keep it out of the sale.  If you pay after that time, additional costs will be added.

Delinquent Manufactured Home Taxes

How long do I have before the property tax is advertised for tax sale?

Manufactured home taxes are advertised as delinquent in September, prior to the distraint warrant being served, and again in November if the taxes are still not paid.  The advertising dates vary from year to year.  Taxes need to be paid by September 1 to avoid advertising charges.

Do I have to pay more if my home tax is advertised?

Yes, there will be an additional advertising charge added to the taxes, a minimum of $10.00.

What happens if I still do not pay my taxes?

A distraint warrant will be served by the Sheriff in October.

What is a Distraint Warrant?

A distraint warrant is a document that is served on the manufactured home before the tax sale indicating the amount due and date to be paid by.

Do I have to pay more if my home is served with a Distraint Warrant?

Yes, there will be an additional $30 fee, plus mileage, added to your mobile home taxes.

When is the tax sale held?

The tax sale is held in conjunction with the real estate sale in November.

Do I lose my property if it goes through the tax sale?

Not immediately.  If you do not own the land, the redemption period is one year from the date of sale.  If you own the land the home is on, you have three years from the date of sale to pay the taxes.

When is the last day to pay to keep the property out of the tax sale?

You will need to pay on or before the day preceding the sale in order to keep it out of the sale.  If paying after that time, additional costs will be added.

The Sheriff could serve a distraint warrant.

What is a Distraint Warrant?

A distraint warrant is a document that is served by the Sheriff, indicating the amount due and date to be paid by and stating you are not to remove or destroy any property in the business.  If taxes are still not paid, property could be seized, advertised and sold at an advertised sale.

Do I have to pay more if my business is served with a Distraint Warrant?

Yes, there will be an additional $30 fee, plus mileage, added to your taxes.

About Manufactured Home Authentications

What is an Authentication?

An authentication is a form required by law to be submitted to Motor Vehicle for title changes.  It also states that the taxes are paid or not paid.

When do you need to get a Mobile Home Authentication?

When you sell, buy, or want to move a manufactured home.

Who is responsible for obtaining a Mobile Home Authentication?

Person(s) involved with the sale or movement of the manufactured home.

What is the cost of the authentication?

The cost is $10.00.

Are there any other costs involved?

Yes, if you are the seller, you are responsible for paying the taxes current to date of sale (this includes taxes billed for the prior year and taxes in the current year).

If I am moving the home, where do I get a moving permit?

The moving permit is issued with the authentication and is obtained at the Treasurer's Office.

Is there a charge for the moving permit?

No, there is no additional charge.
